Job Description:
At West Rome Baptist Church our mission is to Help People Follow Jesus. The Facility Manager is responsible for the regulatory, preventative, and predictive maintenance and repairs of facilities and supporting equipment across all buildings on West Rome Property, in addition to the cleaning and physical setup required for the operation of the facility. While Facility Manager is not a pastoral position, it is a ministry position that is critical to the mission of West Rome.
Job Responsibilities:
Establish and maintain relationships with all outside contractors & vendors.
Management of facility cleaning, which includes overseeing cleaning staff and/or cleaning contractors.
Oversight of facility setup, including management of part-time employees and or contract labor.
Conduct routine audits to ensure all building and critical equipment assets meet and/or exceed service level expectations set by Senior Leadership.
Creates a Preventative Maintenance Plan to ensure all critical equipment, i.e. refrigeration, ice machines, HVAC, fire alarms, extinguishers, sprinkler systems, and elevators, are up to local or state code.
Oversee the life cycle of the “Capital” project, which includes initiating, planning, executing, monitoring, controlling, and closeout for assigned building and property maintenance projects directed by Senior Leadership. Also assists senior staff and the Elder Board in decision-making.
Create project support documentation, which includes stakeholder meeting notes, statements of work, requests for proposals, proposal evaluations, and purchase requisitions.
Responsible for maintaining the 3 to 5-year rolling reinvestment plan as it pertains to property management to keep leadership informed on upcoming operational costs.
Assist in the development of an annual budget and manage spending to the annual budget.
Perform other duties as assigned by the Executive Pastor or Senior Pastor.
Staff Expectations:
The Facility Manager is expected to adhere to the guidelines and expectations outlined in the West Rome Baptist Church Personnel Manual.
The Facility Manager is expected to uphold and exemplify the stated values and beliefs of West Rome Baptist Church and treat all members and co-workers with respect and the highest standards of professionalism.
The Facility Manager is expected to conduct themselves to the best of their ability according to Biblical standards.
Requirements:
Valid Driver’s Licenses
Strong work ethic and reliability
Demonstrated ability to work independently and as a strong team player under time pressures without loss of poise, grace, or humor.
Demonstrated ability to handle stressful situations, while making rational decisions vital to the Church operation and Mission.
Demonstrates competencies such as decision quality, resourcefulness, work direction, planning and alignment, accountability, results-driven focus, managing uncertainty, and adaptability to situations.
Attention to detail and ability to prioritize tasks well.
Basic understanding of reading blueprints and building systems like Plumbing, Electrical, HVAC, and Roofing.
Working knowledge of three-phase and single-phase power, HVAC and refrigeration, and pump and piping systems.
Ability to perform minor repairs and maintenance tasks while adhering to OSHA regulations.
Project management skills to oversee repairs, renovations, and maintenance schedules.
Budgeting and cost-control abilities to manage facility expenses.
Clear communication with church staff, volunteers, and congregation members about facility needs and updates. Ability to explain technical issues to non-technical individuals in an understandable manner.
